The words we use, defined once.
Villa management, revenue management, hospitality software and robotics data share this site. These are the terms, in the sense we use them.

- RevPAR
- Revenue per available night: total room revenue divided by nights available to sell. The single best measure of pricing performance because it combines rate and occupancy.
- ADR
- Average daily rate: room revenue divided by nights sold. Rises when you sell fewer nights at higher prices; read it with occupancy.
- Occupancy
- Nights sold divided by nights available. Owner blocks should be excluded from available nights or the figure is understated.
- Booking pace
- Occupancy on the books for future dates compared with the same point last year. Read with lead time; Bali books late.
- Lead time
- Days between booking and arrival. Short in Canggu, longer in Ubud and for families.
- Market set
- The group of comparable listings a pricing tool benchmarks against; in PriceLabs, assigned per listing by zone.
- Dynamic pricing
- Adjusting nightly rates and minimum stays daily from demand, lead time, season, events and the market set.
- PriceLabs
- A dynamic pricing tool for short-term rentals and hotels, connected to Guesty and other PMSs. Hospara prices 357 Bali villas on it.
- Orphan gap
- One or two unbooked nights trapped between bookings; sold with a gap rule that relaxes minimum stay and price.
- Minimum stay
- The fewest nights a guest may book; tightened in peak weeks and relaxed close to arrival.
- OTA
- Online travel agency: Airbnb, Booking.com, Agoda, Expedia, Vrbo. They take commission and, in Airbnb's case, act as merchant of record.
- Rate parity
- Keeping the same rate for the same night across channels within each channel's rules, to avoid penalties and guest complaints.
- PMS
- Property management system: the software of record for listings, calendars, reservations and guests. Guesty, Hostaway, Lodgify, Hostfully are examples.
- Channel manager
- Software that syncs availability and rates from the PMS to the OTAs. Often built into the PMS.
- Owner statement
- The monthly report of revenue, expenses and payout for a property. Should be built from PMS and payout data and reconciled to reservations.
- Net revenue
- Revenue after OTA commission and tax; the base Hospara uses for its management fee.
- Pass-through expense
- A cost paid on the owner's behalf and re-billed: cleaning, utilities, repairs. Should be at cost with receipts.
- QRIS
- Indonesia's national QR payment standard; guests pay from any bank or e-wallet app. Used for deposits, balances and extras.
- Pondok Wisata
- The Indonesian licence category commonly used for villa rentals. Licensing is handled through qualified local professionals.
- MCP
- Model Context Protocol: an open standard that lets AI assistants such as Claude call tools. Hospara Connect exposes PMS data through it.
- Dry-run
- A mode in which software proposes an action and logs it but does not execute it. Every Hospara AI action starts in dry-run.
- Egocentric video
- First-person video recorded from a head-mounted camera, used to train robots on human manipulation tasks.
- Physical AI
- AI that acts in the physical world through robots; trained partly on video of humans doing tasks.
- RLDS / LeRobot
- Dataset layouts used by robotics research for episodes of observation and action data. Video can be packaged in them; actions are not created by packaging.
- PDP Law
- Indonesia's Personal Data Protection Law (UU 27/2022), in force since October 2024; governs consent, notices and cross-border transfer.
