Bali villa occupancy in 2026: what the numbers say.

Owners hear that Bali is full and that Bali is empty in the same week. Both can be true, depending on the zone, the month and the lead time. This page keeps the figures we track, with dates, so the picture is checkable.

Direct answer

It depends on zone, month and the operator. Across the 357 villas priced by Hospara's revenue desk, past-90-day occupancy was 92% at the 17 September 2026 audit, against 58% for the PriceLabs market set of the same zones. Official foreign arrivals grew about 1% year on year in early 2026 after 6.95 million in 2025.

Official arrivals

Statistics Indonesia (BPS) reported 6.33 million foreign arrivals to Bali in 2024 and 6.95 million in 2025. Growth slowed to about 1% year on year in the first quarter of 2026. In June 2026 the official pace was about 20,167 foreign visitors a day.

Our portfolio curve

Across the villas synced to our revenue desk, monthly occupancy climbed from about 70% in April 2026 to 87% in July 2026. On-the-books occupancy for months ahead naturally falls away (64% for August at the time of reading, single digits for December), which reflects Bali's short booking window rather than a demand drop. Reading pace without lead time is the most common misreading we see.

Zones fill differently

Ubud books earliest and holds steadiest. Canggu fills late, often inside two weeks, with midweek demand from remote workers. Uluwatu peaks May to September. Seminyak and Nusa Dua carry holiday and family demand at higher rates. Sanur skews to families and longer stays. See the area pages.

In the 17 September 2026 audit, past-90-day occupancy across 357 villas was 92% against 58% for the PriceLabs market set of the same zones. The difference is pricing discipline and listing quality rather than location; the villas sit in the same zones as the market set.

When is high season for Bali villas?
July and August, the Christmas and New Year week, and Easter, with secondary peaks at Chinese New Year and Australian school holidays. Uluwatu also peaks with the May to September surf season.
How far ahead do guests book Bali villas?
Short. Ubud books earliest; Canggu often inside two weeks. On-the-books occupancy several months out is normally low and is not a sign of weak demand.
Is Bali oversupplied with villas?
Supply has grown fast, especially in Canggu, Pererenan and the Bukit. Well-priced, well-run villas in our portfolio still ran far above the market set in 2026; poorly priced ones sit empty alongside them.
